About this property

Selling 'as is, where is'.

3-bedroom home/triple garage for sale, which comes with a Licence to Occupy (LTO) - property/LTO will be transferred to buyer upon full receipt of purchase price. Located in Kaingaroa Forest Village - a small, rural town approximately 40 minute-drive south of Rotorua (BoP Region). The land is Māori-owned and therefore not a part of the sale, although of course, you get to use the land. Only the dwellings i.e., home/garage on top of the land are for sale.

The land is owned by Ngāti Manawa (Tuhoe) and vested in an Incorporation, called the Kaingaroa Forest Village Incorporation (Kaingaroa Council). The Kaingaroa Incorporation (Council) do allow property owners/LTO holders in Kaingaroa Village to sell/transfer their licences. You do not necessarily need to whakapapa back to the land when buying/selling/transferring LTOs in Kaingaroa (in general, with LTOs you do, but in this particular structure/system set up by the Kaingaroa Incorporation, you do not). There are several LTO holders who do not whakapapa (including my father who bought the house before his passing), and some LTO holders/residents of Kaingaroa are Pākeha or of non-Māori descent.

My particular LTO is due to expire in 2078, where it will only cost the buyer a small fee to have it renewed for a further term (or terms) - that fee is a little over $60 today, although I would presume it would have increased somewhat (although not a whole lot) in the year, 2078. Each term is usually renewed for thirty years when it comes to LTOs in Kaingaroa, and generally they will renew for 2 or 3 terms at a time.

There are NO annual fees or any type of ground rent/fee charged for Licences to Occupy, as there are with leases. Once you have purchased the property and the Certificate of Title and LTO have been successfully transferred into your name, your only expense ongoing will be the weekly rates/levies, which are charged by the Kaingaroa Council at $45 per week - these expenses are for water, rubbish collection etc.

Please note that the agreed-upon sale price must also take into account conveyancing fees for drafting the Sale and Purchase agreement.

Property Dimensions

  • House: 81.75 square metres
  • House Roof: 4.7 x 10.9 metres
  • Awning (over the front porch): 2.2 x 10.9 metres
  • Garage: 60.39 square metres.

All interested parties and potential buyers must be aware that this property will need work and renovations, which means you must be willing to invest the time, effort and money into renovating. Particularly suitable for those with a building/trade background or with DIY/house flipping skills and/or connections to those with the necessary handy skills. A list of required renovations will be provided to any interested buyer.

This house was once in a much better condition, and I know for a fact that it has a lot of potential, so long as it lands in the right hands. Hopefully, a new buyer can restore it to its former glory, if not make it even better!
