For homeowners · Launching now

Yelsa Hybrid property sales, one fee, no sale no fee.

Your law firm leads the sale. You still prepare the marketing with Yelsa's tools, run your open homes and answer enquiries, and your firm's property team manages the buyers, the offers and the negotiation. You pay one fee of $9,775 incl. GST, only if the sale settles.

Launching as a beta with a small group of law firms

What it is

Your law firm leads. You stay in the driving seat.

Instead of handing your sale to an agency and your paperwork to a separate lawyer, one firm looks after both. The property team manages the sale, and the firm does the legal work through to settlement.

One fee. No sale, no fee.

$9,775 incl. GST, only if your sale settles.

You pay one fee, from the settlement funds, and only when the sale settles. It covers the real estate service, all the legal work through to settlement, and a marketing package. No separate lawyer's bill.

The real estate service

Listing support, advertising support, buyer management, contract preparation, and negotiation and management of the sale.

The legal work

Your law firm does the full conveyancing and legal work through to settlement. There is no separate lawyer's bill.

A marketing package

A Yelsa signboard, printed flyers, targeted social media, a promoted online listing, electronic remarketing and Yelsa's AI-powered marketing tools.

  • The fee covers priced sales, deadline sales and tenders. Auctions carry extra costs.
  • Any extra marketing you would like, for example Trade Me, realestate.co.nz, OneRoof, print or magazines, is at extra cost.
How a sale runs

Eight steps from instruction to settlement.

  1. You instruct your law firm

You sign the agency agreement with your law firm's property team, or with the external provider the firm works with.

  2. You get your own login

You get your own login to Yelsa's AI system, and the property team gets access alongside you.

  3. You run the sale

You prepare the marketing with Yelsa's tools, run the open homes and viewings and answer enquiries. Every viewer gives feedback in Yelsa, and the property team follows up any gaps.

  4. Buyers inspect with the property specialist

Interested buyers are handed to the firm, and a property specialist takes them through the property.

  5. The offer is prepared and presented

The property specialist prepares the offer and presents it to you.

  6. Negotiation

The property team manages the negotiation, whether that is multiple offers, a deadline sale or a tender. Auction is available on request.

  7. The contract goes to the buyer's own solicitor

The buyer's own independent solicitor reviews the contract, exactly as in any other sale.

  8. Your law firm handles conveyancing through to settlement

Your firm does the conveyancing and the legal work, and the sale settles.

What you still do

You stay out front

  • Prepare your marketing with Yelsa's tools
  • Run your open homes and viewings
  • Answer enquiries from buyers
  • Provide the property information

Every viewer gives feedback in Yelsa, and the property team follows up any gaps. Interested buyers are then handed to your law firm.

What buyers are told

Nothing is hidden

  • It is a Yelsa Hybrid sale led by your law firm, upfront, before they go any further.
  • Your law firm acts only for you.
  • They appoint their own independent lawyer.
  • The contract is subject to their lawyer's approval.

Buyers who register with Yelsa are matched to new listings instantly, and see Yelsa Hybrid listings before public advertising.
